The Lakes at Castle Hills is a private, full-service country club featuring an 18-hole championship course that serves as home to the Bright Realty Texas State Open and the WEB.COM Tournament. Open to members and their invited guests, The Lakes at Castle Hills offers an aquatic center with resort-style swimming pool, a tennis center, a wide range of event & tournament packages, casual & formal dining, and full-service golf and tennis shops.
Structural engineering by GSEI included a complete analysis of the 2 floor levels and the roof and the building lateral system. The existing building was built in the late 1980’s and was found to be flimsy and in most cases not built per the existing structural drawings. The lower level was used for cart storage. The use was changed to office, locker room, and spa requiring a higher live load design resulting in the removal of a large portion of the slab on void boxes and replaced with a new heavier designed slab on void box. Over 25 low overhead drilled piers were added and attached to the existing interior grade beams to help increase the floor load from 40 PSF to 100 PSF. A new elevator was added and cut through the existing floor framing requiring new structural framing. New opening ways were cut through several of the the existing vertical lateral X Bracing requiring new lateral X Bracing to be added in a new location. Due to the original under designed lateral bracing structural drag beam had sheared away from load bearing exterior concrete wall requiring major structural wall repair as well as a new drag steel girder added and connected to the wall. Several of the main foyer steel beams were originally under designed and required new stiffening steel to be added and in some cases new columns were added below.
